SALFORD COUNCIL TO SWAP LAND FOR PORT SALFORD RAIL LINK

Salford City Council is set to swap 9.3acres of its land near Barton Moss which Peel Investments (North) wants to use for a Port Salford rail link, for 15.82 acres of Green Belt land owned by Peel. The Council is considering putting trees and allotments on the Green Belt land, should the exchange go ahead.

As the development of the much lauded Port Salford and its much bandied 10,000 jobs proceeds at a snail's pace, Salford City Council is set to embark on a land swap with Peel Investments (North) Ltd to enable a rail link to be established from the existing Manchester to Liverpool line to warehouse units related to the Port.

The railway spur is to be built, in part, over current Council owned land between City Airport and Peel Green Cemetery, so the proposal is to transfer the freehold interest of a total of 9.3acres of public open space land to Peel Land and Property Intermediate Limited, while Peel transfers 15.82acres of Green Belt land located to the rear of Brookhouse Community Centre, off Buckthorn Lane, to the Council.

"The land being transferred to Peel is of limited development value particularly given the positioning of the land in relation to airport operations and the current status of the land" states the Council report on the deal "The land acquired by the council is adjacent to other holdings and is an open tract of agricultural land which will potentially allow the council to meet other commitments including tree planting, the delivery of allotments and/or the delivery of other appropriate uses."

All financial details of the deal are being kept secret, in Part 2 of the meeting, while if anyone has any objections to the disposal of public open space they have until 4th March.

It's a requirement in the planning permission for the next phase. If Peel don't build the infrastructure, they can't build the next phase. Network rail aren't doing it because they don't have to. There's no reason for them to spend their money when it's Peel who have to.

The rail spur, and bridge already built, were a requirement for Port Salford to expand onto next phase.

This whole Development will increase already congested road networks adjacent to the new site, looking at the plans for warehousing one cannot wonder if this is just a smoke screen and a track to nowhere .these vessels that will use the port are small an carry very few containers. The warehousing will bring in more money for Peel but put more traffic on the road ,all the work for maybe on small ship a week. They already have a small wharf on the old Irlam steel works but very few ships use it, maybe just a feeders for Liverpool and the huge container port that peel own.

If this rail link was to be so profitable then why aren't Network rail buying the land and doing it???? Seems a bit odd to me as it will join their infrastructure, they are obviously aware of it but they see something others don't. So why not take all the profit and not just the track access charges. Or maybe its because Network rail know that the section of track on the moss line is currently running at capacity and can not accommodate any more traffic without millions of pounds in investment on the part of network rail and the train operators along with major resignalling and a massive change to working practices.

A WHIFF OF FREEDOM AS RESTRICTIONS ARE EASED

Salford has 7 new coronavirus cases, down from the previous day's 14, while the seven day rate per 100,000 population now stands at 30.1, down from 30.9. There have been no new virus-related deaths announced by Salford Royal Hospital.
