SALFORD COUNCIL STADIUM RETAIL DREAM OVER AS LAND SET TO BE SOLD FOR INDUSTRIAL UNITS

Star date: 15th February 2021 INDUSTRIAL UNITS FOR LAND BY AJ BELL STADIUM Salford City Council's ideal of a retail/leisure wonderland around the AJ Bell Stadium is all but over as the Council considers selling three plots of 37.47 acres for the construction of what it calls "industrial/distribution units". The Council, together with partner Peel Holdings, used the land they own around the Stadium as security on the original £22million cost of constructing the AJ Bell, with money paid back from sales. As little as two years ago, Salford City Council was still stating that its plan for land around the AJ Stadium was for it to be used for "budget retailers, fast food outlets, petrol filling stations, car showrooms and large 'shed' style retailers"...There was even talk of a hotel... ...Next week, however, the Council is set to ratify proposals to flog three plots of the Stadium land, comprising 14.6acres – almost half of the remaining 37.47acres - for , what it calls, "the development of 4 warehouse/distribution units providing 275,000sq ft of accommodation including up to 10% ancillary office space". In order to do this, the Council has to change a covenant it put on the land in 2010 which included "a restriction that the land was not to be used for any other purpose than as a stadium primarily for sports purposes with ancillary retail and leisure uses" and that "any further disposals required the incoming party to covenant to use the land for that same restrictive use". That dream is now firmly over, with debts mounting at the Stadium, a joint venture between the Council and Peel Holdings. The last set of accounts for the City of Salford Community Stadium Ltd (CoSCoS), ending March 2019, showed that Salford City Council was owed £19.105million in loans, plus £6.035million in further 'development' loans – ten years after the Stadium was built. Since then, a plot has been sold to Aldi, one of only two land sales (the other was to the Greene King for a pub/restaurant) since the Stadium plan was proposed pre-2010. The Council argues that these new sales will "support the delivery of employment opportunities" and "will create significant Business Rates". "Since the advance of the original Council loan to CoSCoS in 2010, there have been further amounts loaned but only sporadic repayments due to the slow pace of disposals of development plots" states the Council report recommending a change to the covenant "Of importance is the value of the remaining CoSCoS landholding which provides the security for the loan, ensuring that the Council will be repaid." This is all a far cry from the optimistic soundings of Councillor David Lancaster over the last ten years, and the pronouncement of Salford City Mayor, Paul Dennett, a year ago that the Stadium is "actually a great success" and a "really good news story" (see here). Of course, it's such a "good news story" that all financial details of both the sale and its impact on the amount of loans still owed to both the Council and Peel Holdings are being kept secret, to be discussed in Part 2 of the meeting which will exclude the public and press. Meanwhile, the Stadium company is about due for its annual 'development loan'...

| Gossip, or Bavardage as the French like to call it,is often a good source of truth.When the M.E.N. and the Star first mentioned the Crescent Cop Shop case involving Stama,no mention of the value of the claim was mentioned.I heard £10million mentioned from a source close to the elected idiots and I mentioned it here, as I did other figures that I had heard. I got another tip from the same source that the £6.5 million claim had been published on the barristers website,and when you add £2-3 million on for legal fees you will not be far short of the £10million I mentioned. When the council got their adjournment on the case to stop it going to court,it was mentioned here in the star that the council were trying to find some sort of alternative solution. My source seems to confirm this, and I was only suggesting that this bit of land in Irlam might ,and I stress might, be the deal in question. From what I hear, it seems to me that there is a bit of discord among the labour mob at the town hall.As if there is a gang of them that want to see it all come out and the shit really hit the fan. (like councillor Ord who started it all off with his Blabbing in the council chamber) That way,them responsible can all get court martialled and booted out, and the public would soon forget about it all, and get back to strongly voting labour again. Even if labour get a good pasting in these next elections, I am absolutely sure they will still hold control . Like I said though, a good few are worried about not getting elected. |

| I heard a story yesterday, it came from a good source of gossip,the person who first mentioned to me about the cop shop legal case costing about £10 million. It mentioned the fact that our pals at the council are trying to do some sort of secret deal with the people that are suing them involving other land, but they didn't know which land. As Stama developments do all sorts of property deals, commercial and residential, could it be that this land is earmarked for some sort of settlement deal with them? and the council are trying to do some sort of deal without us knowing. I wonder |

| Just thinking, If the gang of 6 and their pal get a couple of promotions they would be in the championship, 3 promotions and they are in the premier. The locals up higher Kersal would go ballistic. So Merry and Dennett better save a bit of land for a new stadium for them just in case. I have long thought that the original five were up to something when they brought the overseas investor in for 50% of the shares when they bought in. These lads are all multi millionaires,Owning a first or second division club is nothing to them,but championship of premier, thats big cash, and risky. I remember when Wigan were a non league side, and they got up to the top flight. Just think, If Salford did the same, where in Salford could you put a big stadium? Only place I can think of is down there. |

| It would be a better bit of business not to sell the land around the stadium but for the council to remain the land owners build the import/ distribution units and collect rents and pass on the profits to the more deprived areas of Salford the import warehouse units which will no doubt be desperately needed in the future for imported goods could be a great asset to the city this country in the next few years will mostly be an import nation a a full reversal from an exporting nation of 45 years ago thatchers little Morgenthau plan to destroy our manufacturing and our industrial base and on the horizon the destruction of the fishing and farming industries are a fact our farms will be turned in to country parks and fields left to meadow and fishing will be no more food and goods import will be the future food coming from china and the USA a bit of vision is needed here.The stadium was a good idea the biggest problem was it was built in a transport wilderness a great opportunity to make the stadium more public transport friendly was lost when the tram line was halted at that soulless temple of consumerism the Trafford centre for the sake of a couple of miles of track the line could have terminated at the AJ bell stadium in a more sensible country the line would have been built before the stadium and the unseemly row still seems to be dragging on over the site of bus stops out side the ground with the 67 /and 100 services still going along Liverpool road and by passing the stadium i know many people who went to the willows and would go to the AJ bell if the public transport was better. |

| HOW can matters of public interest - and public concern be kept secret from the public...i.e. the Salford Taxpayers and Ratepayers ? If the Council and Councillors are not prepared to disclose this information - which Salford's Tax and Ratepayers have every legal and moral right to know, then what else might Salford Council and Councillors be hiding ? How often is it that Tax and Ratepayers are the last to know when a scandal unfolds or it is revealed that massive sums of money have been lost, stolen, badly invested or that massive long term debt has been entered into to the detriment of the Council or the Tax and Ratepayers who will be left with these debts through no fault of their own ! Either the Council and the Councillors involved come clean or they should resign. End of...no if's, ands or buts ! |
